KIIN Thai in Burbank is a hidden gem we discovered thanks to Google Reviews. Despite being located on a busy road and not immediately noticeable, it turned out to be a fantastic find. Upon entering, we were warmly welcomed and served. Although there was only one other person dining in, it was clearly popular for takeout. The food was absolutely delicious; the red curry I chose was exceptionally flavorful and comes highly recommended!
When I lived & worked in Burbank I enjoyed the chicken curry (made with coconut milk)(I believe) with rice. Please correct me if I am mistaken. I haven't had any since then that compares.
Ordered from uber eats. Received my entree, but no rice was included. Called the restaurant and was told that rice is not included. Are you kidding me? I’ve never encountered a Thai restaurant that doesn’t include rice with the entree. I wouldn’t have ordered had I known this.
Love love love coming here for lunch. I don't come here as much as I used to since I moved out of Burbank and now living in North Hollywood. But their lunch specials really hits the spot and it's worth the extra drive time. I love the soup that comes with the lunch special and how generous the portions of the dishes are. It's a cute small Thai restaurant so I wouldn't suggest groups larger than 4-5 coming here. There's street parking.
This place is not worth it, for lunch you will have a better experience at any other Thai restaurant in burbank but not this one, they form the venue to nickle and dime you, don't do it

Good Thai restaurant, fair prices for area, ordered the curry and spicy fried rice and both were well meat. Would visit again. Hidden from view, but worth the visit! Street parking.

Really like this little place - kind of our favorite thai restaurant in burbank - friendly service and good food, but...takeout is served in NON-RECYCLABLE plastic - I'm gonna have to try and find another place just 'cause of this. Wish they would use more eco-friendly packaging!

First time here and most likely my last. I ordered the dumplings in a curry sauce. It wasn't too bad but the portions were way too small for 12 dollars. There were only 5 dumplings. I also ordered the Pad see ew but was disappointed because the meat was so tough. Definitely not worth the money I spent there. Thirty-four dollars for mediocre food.

This place is walking distance from our house. We've ate here many times and it's always exceptional. Staff is friendly and knowledgeable and the food is the best Thai I've had in Los Angeles. Must try the Gyoza-n' curry it's the best green curry I've had. Also their soups are yummy.
Great food though a bit pricey but I’ll pay for quality so no dings there, where the price does bother me is when you order takeout, meals are bare bones (no matter what you indicate on your order) utensils would be nice, some sriracha or god forbid a sauce for your appetizers)
Food was delicious, good portion size, and it all tasted fresh and authentic. I had the miso soup, pad thai and also tried the honey wings. Everything was very tasty. The service was also great, and the price was reasonable.

This place has the best thai food in the city that I have tasted. I can understand the folks who have rated this restaurant low due to the spice role played in certain foods served to them; I for one have been in that mix. My girlfriend and I ordered a pad thai for delivery and "mild" came out really (really) spicy for us. However, they understood the situation and gave us free credit to get a free pad thai as a token of their apology and appreciation.
With that said, the restaurant is nice and cozy. The quality of the food is top notch and is a definite repeat in my book. The customer service is great. The folks are very understanding and helpful to the customer's needs. Just remember if you want an anti-spice meal, order it with no chili added. A five star joint in my opinion and we will continue to order from them.

Side note: if you’re getting pad Thai ask for “no spice” because I got mine mild and it nearly burned a hole through my tongue it was so spicy.
They were nice though and gave me credit to get a free pad Thai and they told me to order with no spice.

This is such a cozy, little restaurant. The staff was so friendly and service was very quick. Food is delicious! We used to get delivery through food delivery apps from here but will be dining in going forward. Love this place!
We love getting takeout at this place, but we dined in for the first time right before a long road trip, and it was just an experience. The food portions are huge and the service is so amazing, incredibly friendly. Super awesome place, hope it lasts a good long life.

This is my forever go to Thai spot! Always a friendly staff, great portions, great flavors and quaint atmosphere. As a side note, my mom left her credit card once and when we called they had held onto it for her to pick up. No issues at all.

The food is flavorful and delicious. There are a lot of choices on the menu and you can easily make modifications for dietary preferences. The employees are super nice.

I really want to like Kiin, it’s the closest Thai restaurant in my neighborhood (walking distance!), but they have been consistently underwhelming.
Tonight I purchased pad Thai and a curry… asking for both to be mild. Not only where they extremely spicy, but the noodles were cooked to a consistency of used gum!
Both were uneatable… so the trash they go. I think this is the last time I’ll be disappointed.
Alright, this spot is lovely. The atmosphere is relaxing, the service is great. My two thoughts were that the yellow curry was bland and the calamari wasn’t good. The breading was off and the portion was wildly small for the price. The pumpkin curry is a MUST tho as well as the mango sticky rice.
Good curry and the service was phenomenal! Not only were they accommodating in agreeing to seat us less than 1/2 hour from closing, the waitress was very friendly and prompt but without rushing us. She even chased us half a block to give back my friend's credit card when he left it with the bill. Truly above and beyond!

Best kept secret in LA. My partner and I stumbled upon this cozy abode on an evening bike ride, and we’ve been coming back ever since. The food is always top notch and high quality. I usually order the panang curry with shrimp (my FAVORITE), but my partner gets the dinner special- it’s under $15 and you get to select out of a wide variety of tasty mains (full size portion), and you also get an egg roll, and a dinner salad with divine dressing. Staff is so sweet as well!!! We didn’t want to give up our secret spot, but we want this place to stick around for a lonnnng time! Enjoy.

Loved!!! This place!!! Everything we had was perfect and SO delicious!! Staff was so sweet and attentive! We split a papaya salad (FANTASTIC) two of us had pad see u one chicken and one beef (BOTH PHENOMENAL) and two curries one red with tofu and one Penang with chicken (AMAZING). We left so satisfied and so full. Can’t wait for our next trip to try the rest of their menu :) sorry, no pictures, we devoured our meals as soon as they hit our table!

This was my first time there and it was recommended by a friend. The orange 🐔 was really good. Mostly chicken and a light breading. The Pad Thai was one of the best I've had in a long time. Please support this place as they are a little hole in the wall and are trying to survive.
My favorite restaurant in my new neighborhood! Have ordered take out many times, the food was incredible.
A few of my favorites: pad thai, pineapple fried rice, organic tofu with garlic green beans, yellow curry, green curry, mango with coconut rice and fish cakes were fantastic.

Has been in same spot for many years and worth going back to whenever I'm on that side of town. Just changed the name about one yr ago but always delicious Thai food. Small eatery; has apprx. 2 booths and 3 smaller tables when we could dine inside. Outdoors did have 2 small bar stool style tables but those are gone now as well thanks to Calif's mad governor, but I'll save that for another thread. Only take out which defeats the whole purpose of eating out.
Anyhow, with the new name also came higher prices. Certain personal favorites of mine, a yellow curry dish -Mus-a-man Chicken, no longer on the menu. My last 2 visits there I had to ask for peanuts to be added twice. Last time was crushed peanuts atop Pad Thai noodles but once in my car to eat my bounty - low and behold no peanuts. It's those little things that add up to a place being in the great column, or the more pain than its worth. Am finding Kiin in the latter.

Tasty Thai food in a quiet and cozy environment. It's not a big place. I've only been there for dinner and I expected more of a crowd. I imagine they do better business at lunch and for takeout. Enjoyed the pumpkin curry. Food is served hot and fresh. I highly recommend.

Everything was delicious! I'm so glad I tried this place since the new owners bought it. The menu is different but just as good. I love the vegan and gluten free options! We ordered over the phone for a pick up; service was friendly and everything was packaged nice. I'll definitely be back :)

Great place. Food is simple and not oily. Something I would not expect from food that requires a lot of oil. Not sure how the place was previously but it definitely is a great place to eat as a first timer.
My wife and I have been going here for a few years and this was hands down our favorite place for Thai. We ordered tonight only to be severely disappointed. The recipe for the yellow curry had completely changed, and so did the dinner special. It no longer comes with two wontons like it used to. The yellow curry was hardly yellow and super watery. We called to find out they’re under new management. Nowhere near as good as it used to be, and super misleading that they didn’t change the name to indicate they are under new management. Stay away!
A nice mom and pop operation on Magnolia Boulevard in Burbank that serves pretty good Thai food. The only problem with the place is it has very peculiar hours and they're very strict as to when they open and close so just plan accordingly. It might be a good idea to call ahead to see if they're open.

If I could give this place 0 stars, I would. My husband was scheduled to do a photo shoot at 11:00 am today. We arrived about 10 min early and waited in the car. We SAW them set up and set out their little sidewalk sign. At 11:00 my husband got out and knocked — no answer. Another costumer showed up about 10 min later — no answer. WE COULD SEE HIM THREW THE WINDOW IN THE KITCHEN. THIS MAN BLATANTLY IGNORED US. My husband called because we drove ALL THE WAY from Rancho Cucamonga a photo shoot that the restaurant didn’t have to pay for... God knows they need it! Not only did they not care about our time and because he would come to the door he had no clue if we were there on business or just wanted a bite to eat but IT DOESN’T MATTER!!! RUDE! RUDE! RUUUUUUUDE! We waited for about 30 min total — knowing he saw us... 🙄
A unique dinner plate option that I normally don't come across at other Thai places that I've been to. Be prepared to wait if you dine in because it's a small place and they get A LOT of takeout orders. But it is worth the wait.

This delightful location is small and cozy. The staff was kind and served our large party quickly. We enjoyed our soup, and the spicy Basil chicken was delish. The curries we had, massaman medium and yellow mild, were yummy. The mild was not spicy at all and the medium had just a little spice, exactly as you'd expect. We'll be back.

It didn’t take ages to arrive, and the order was correct.
The Wonton soup was pretty good.
The chicken curry was very good expect for it being a little too watery. The flavor was perfect.
Now the pad Thai was lacking a bit of flavor, and when I asked my bf he said agreed that that day it was a little bland.
Maybe next time.

My favorite Thai place. I have visited many Thai places because it happens to be my favorite cuisine, by this little place beats them all. Their personal touch makes all the difference. Apple is a lovely lady who serves and cooks and remembers your preferences. The flavors are delightful and portions generous. Their red curry, green curry is my forever favorite.

Place is very small - only about 6 tables inside each seating four people, and a 2 seater outside by the sidewalk. Atmosphere is good, prices are reasonable, portions are pretty good. But there was just one overwhelmed young lady handling all 7 tables at once, and it was taking much longer than it should have. Tried the pad thai which was OK, although I've had better. The Thai iced tea was outstanding. Some people eating there were coworkers, and they have no problem arranging the check to go Dutch. Will definitely go back sometime and try a different dish. Overall probably the food is better elsewhere, but the value at Siam Smile makes going there worth it.
